Located at the intersection of Cambie St. and W 41st Ave. in Vancouver, this mid-rise commercial development will provide street-level retail as well as office space above. Diagonally across from the Oakridge Mall and Oakridge-41st Skytrain Station, this project supports the City of Vancouver’s vision of activating the Cambie Corridor while servicing the Oakridge community as the neighbourhood rapidly evolves towards major densification.
The building mass is lifted off the ground to create light, open, glazed retail space at street level. A prominent canopy, with exposed wood soffit, activates the corner, drawing pedestrian traffic toward the main entrance (on West 41st Ave.) which is further highlighted by a vertical strip of glazing at the two-storey lobby atrium.
The atrium brings visual connection between the lower and upper levels while articulating the office spaces above. A modular metal screen surrounds the glazed office floors adding texture to the facade, while also providing privacy and solar shading. At dusk, the metal screen will glow from within, activating the building’s facade.
The building mass is set back to allow for future street widening and new bicycle lanes on Cambie and 41st, while an outdoor patio activates the laneway.This will provide quality community spaces complemented by a rooftop amenity area and a green roof.
